We aim to obtain the best price for your property and to complete all the paperwork on time and with the minimum of fuss.

Where will my property be advertised?

As members of the Edinburgh Solicitors Property Centre (ESPC) through which around 90% of all second hand property in the Edinburgh & Lothians area is sold we can advertise your property in the ESPC Weekly List. Your property will also be displayed in the ESPC City Centre showroom in George Street and on the ESPC Website. All for a very reasonable one off fixed charge. We can also arrange advertising in The Scotsman and in other newspapers.

How much will it cost me to advertise?

The cost of advertising your property on the ESPC is currently £210 for six months which is almost always more than sufficient to sell your home. In addition you can choose to display a photograph of your home in the Gallery section for an additional charge of £120 for two consecutive weeks. How will you know how much to ask for my property?

Properties are normally advertised at an offers over price although some are advertised at a fixed price. As ESPC members we can access the sale prices of comparable properties and this, together with our local knowledge of the property market enables us to provide the best marketing strategy for your home.

Do you provide a pre-sale valuation?

Depending on the location of your property one of our partners will be happy to visit your home to provide you with an indication of the price you could expect to receive and also the length of time it will take your property to sell - free of charge and without obligation. A prime consideration will be to buy or sell first and we can discuss this with you, given your particular circumstances.

What are the fees and other charges involved?

Simply click on contact us letting us know the approximate sale price of your home and the amount of your mortgage. We will supply a detailed quotation of the costs involved by email. If you would prefer to discuss this personally, please feel free to telephone us.

Once you've found a buyer for me, what then?

We will then deal with the missives and conveyancing which is the legal process whereby the title to your property is transferred and the rights and obligations of the seller and buyer are agreed.
