The missives are the succession of letters passing between the two sets of solicitors setting out the terms of the agreement between the buyer and the seller. The letters will comprise an offer, a conditional acceptance, sometimes one or more modifying letters and a final concluding letter. They will set out the main conditions, for example the price or date of entry, and also what precisely is included in the way of extras, such as the phone or washing machine. They will also cover more complex legal matters which we will deal with on your behalf. Once the contract is binding or concluded, the seller and buyer are both tied into the deal which can then only be modified with the agreement of both parties.
The conveyancing is the technical name for the process whereby the title is transferred from the buyer to the seller and involves examination of the title deeds, preparation of a deed transferring title, checking of searches, property enquiry certificates, documents covering building alterations and sometimes mineral reports. It also deals with clearing the title of the seller’s mortgage deed and substituting the purchaser’s security in its place.
